New homes are built to a much higher specification than the majority of older homes, meaning you get more for your money. One of the key advantages of buying new is that many of the fixtures and fittings you’d usually have to pay extra for are often included in the price.

Standard features include fitted kitchens with integrated appliances, underfloor heating and stylish bathrooms and en-suites with additional touches such as heated towel rails.

Plus, the difference between the running costs of an older house and a new home can be substantial. Today’s building regulations mean there are certain standards developers have to meet to make homes as energy-efficient as possible. As such, features like double-glazed windows, efficient heating and insulated roofs, walls and doors are all standard — meaning your energy bills will be reduced.

2. No need to renovate

A brand-new house provides a blank canvas which you can personalise and stamp your style onto from day one to create your perfect, dream home.

Depending on the stage of construction, you may also be able to select your own finishes to suit your tastes. If you buy off plan, you may have the opportunity to choose colours for the kitchen, flooring and wall tiles.

With a new home, maintenance costs should also be minimal for the first few years. For the first two years after completion, Troy Homes is responsible for putting right any defects or damages to your home or common parts which are caused by a failure to build to the current standards. In addition, your home is covered by the NHBC warranty for an additional eight years after the initial two year period.

Once you decide to move, you’ll probably want to do so as quickly as possible. When buying a previously owned home, it’s easy to get caught up in a chain of sellers and buyers — where purchases can often fall through last minute.

However, with a new build, you can move into your home as soon as it is complete. There’s no need to wait for existing owners to move out and you’ll be dealing directly with a professional sales team which understands the complexities of moving. This reduces the house buying chain and the stress and uncertainty that is so often associated with moving.

There’s even more reason to buy new! Through the Help to Buy scheme, you could be lent up to 20% of the cost of your new home (40% in London) from the government interest-free for the first five years. This means you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest.

This scheme is only available on new-build properties, so it’s a great opportunity which you won’t be able to take advantage of if you buy a pre-owned house.
