After last month’s announcement, Troy Homes is delighted to say that each of our homes will benefit from the extension of the Stamp Duty holiday.

While many buyers were feeling the pressure to complete the sale of their new home by the 31st of March, an extra six months has been granted to give people a chance to secure their dream home for less.

A sigh of relief for homebuyers

In the pre-pandemic world, homes were free of Stamp Duty tax for the first £125,000 of their value.

However, due to the financial impact of COVID-19 on homebuyers in Britain, the UK government increased the Stamp Duty band to £500,000 in July 2020. The tax break will remain in place until the 30th of June 2021, at which time the starting rate for Stamp Duty will drop to £250,000 until the end of September.

For thousands throughout the country, this means they will be able to purchase a new home with no Stamp Duty at all. Even for those buying property over the value of £500,000, the holiday could result in savings of up to £15,000. The next segment of a home’s price (up to £925,000) is taxed at 5% and the following portion up to £1.5m at 10%.

The extension relieved the pressure on movers to complete before the end of March as although restrictions have begun to ease, the UK is still feeling the effects of the national lockdown.

Sleek serendipity at Sambrook Court

Our Sambrook Court development is a contemporary collection of properties that overlooks the scenic Hadley Wood Golf Course. The development is under a mile from Cockfosters Underground Station — from which taking a train into central London takes less than an hour. Hadley Wood is a vibrant village brimming with independent boutiques, quaint Tudor pubs and outdoor leisure clubs, all surrounded by acres of ancient woodland and lush nature reserves.

Our featured home for this development is Plot 8: a two-bedroom, first-floor apartment boasting an open-plan living area, three individual terraces and two underground allocated parking spaces. Both bedrooms are light and spacious and have their own glossy en-suite bathrooms, while the master bedroom also houses a luxurious dressing area.

Not only is Plot 8 available with the Stamp Duty holiday extension, but we are also offering to assist with the sale of your current property. An independent estate agent will market the property, fully qualify any offers and negotiate a sale, ensuring you receive only the best price possible. Once a sale is agreed, they will progress it through to exchange and completion.*

With 65% of these homes now sold, just five prestige properties remain at this exceptional development — all of which are available to move in to now.

Lavish luxury at Lawn Manor

Lawn Manor is a timeless, gated development consisting of 16 two-bedroom apartments tucked away down a meandering, tree-lined driveway and surrounded by mature forest. Situated on the esteemed Barnet Lane just outside the village of Elstree, it is hard to believe that these properties are just a short train journey away from London.

Our exclusive Lawn Manor homes feature en-suite bathrooms in all bedrooms and a separate cloakroom. What’s more, these homes benefit from private outdoor space and two allocated parking spaces.

Over 30% of these luxury apartments have now been reserved. If you complete your purchase on one of Lawn Manor’s homes before the 30th of June, you will be eligible for the Stamp Duty holiday and will pay no tax on the first £500,000 of your new home.
